Investors and tenants focussed on prime assets Q2 2026 •Prime gross effective rents grew 7.3% in the year to Q2-26, the pace of growth has moderated from last year butstill well above the 10-year average of 4.5%. Prime incentives were stable in Q2 at 37.5% but remain on adownward trend. Secondary effective rents grew 6.9% annually with incentives stable at 39.0% •2026 will be devoid of new office supply with two refurbishment projects in 2027 being the next additions. Postthe late 2028 completion of Waterfront North, the next round of projects 2030-2032 is beginning to emerge. •Prime and secondary yields were stable in Q2 with deeper investor demand balanced by the higher cost offunds and global uncertainty,while10-yearbond yieldsmoderatedslightlyinrecent weeks. Sales transactionswere slow to complete but the quarter ends with major assets such as 66 Eagle St and 480 Queen St in DD.
