The Amsterdam market has a vacancy rate of 11% and 27 data centers, with 933MW of available space. The report also notes the development of an ecosystem in Groningen, with a local utility provider, WarmteStad, connecting excess data center heat to households and businesses in the area. The Dutch government has imposed a nine-month moratorium on new data center construction, scheduled to begin in Q3 2023, with a restriction of 70MW on new data centers. Google has purchased land in Groningen for a 200MW facility, with construction expected to begin soon. The Amsterdam, Frankfurt, and Paris markets are well-connected with the largest FLEX market, London.
