Cushman & Wakefield's European Data Centre Update for Q1 2023 highlights the primary and growth markets for data centers in Amsterdam, Dublin, Frankfurt, London, and Paris, as well as Madrid, Milan, and Stockholm. Groningen is ranked as the top primary market, with Aurich, Oost-Wielard, Ma, and Hoofddam among the top assets. The Amsterdam market has a vacancy rate of 11% and 27 data centers, with 933MW of available space. The report also notes the development of an ecosystem in Groningen, with a local utility provider, WarmteStad, connecting excess data center heat to households and businesses in the area. The Dutch government has imposed a nine-month moratorium on new data center construction, scheduled to begin in Q3 2023, with a restriction of 70MW on new data centers. Google has purchased land in Groningen for a 200MW facility, with construction expected to begin soon. The Amsterdam, Frankfurt, and Paris markets are well-connected with the largest FLEX market, London.
