Management Discussion and Analysis管理層討論及分析 業績 RESULTS 於本年度,受物業發展銷售推動,本集團的總收入大幅增加41.1%至1,941,700,000港元(2025年:1,375,900,000港元)。物業發展分類收入飆升93.9%至1,243,100,000港元(2025年:641,200,000港元),主要由One Jardine’s Lookout的銷售收入所貢獻。租金收入為698,500,000港元(2025年:734,700,000港元)。 During the Year, driven by sales from property development,the Group’s total revenue significantly increased by 41.1% toHK$1,941.7 million (2025: HK$1,375.9 million). Revenue from theproperty development segment surged 93.9% to HK$1,243.1million (2025: HK$641.2 million), which was mainly contributedby the income from sales ofOne Jardine’s Lookout. Rentalincome was HK$698.5 million (2025: HK$734.7 million). 儘管本年度的投資物業公允價值虧損有所上升,但由於本集團總收入增加,加上本年度並無來自不再持續經營業務之虧損(2025年:2,520,100,000港元),本集團的淨虧損大幅收窄至2,463,300,000港元(2025年:4,840,900,000港元)。公允價值虧損乃非現金項目,故不會對本集團之現金流構成直接影響。本年度之核心利潤為449,600,000港元(2025年:454,400,000港元)。每股基本虧損為0.45港元(2025年:1.02港元)。 Despite the increase in the fair value loss on investmentproperties during the Year, as a result of the increase in theGroup’s total revenue and without a loss from a discontinuedoperation (2025: HK$2,520.1 million) during the Year, theGroup’s net loss significantly narrowed to HK$2,463.3 million(2025: HK$4,840.9 million). The fair value loss is a non-cash item,hence it will not directly impact the Group’s cash flow. Coreearnings was HK$449.6 million (2025: HK$454.4 million) duringthe Year.
