Some 2,911 new affordable seniors housing homes areexpected to be built in 2025, across 43 schemes. Thisrepresents a 9% increase in delivery year-on-year. The data shows that, as well as an increase in schemesbeing delivered, the average size of those schemes isalso growing. This trend is being led by the IRC segmentof the market which, over the last five years, has averaged69 units per scheme, up 13% compared with the previousfive-year period. A move towards larger IRC schemesreflects a desire for scale, as well as being a means to driveoperational efficiency. The data suggests that both the number of affordableIRC units and retirement units delivered will increase by15% and 4% respectively, though in total number termsoverall delivery is expected to be evenly weighted betweenthe two. That in itself represents the continuation of a longer-term trend, with a higher proportion of affordable IRCunits being developed compared to retirement unitsreflecting their growing importance in the market. The Number of new social rent homes by year and type This dynamic has created a clear two-tier market interms of age and quality of stock. North West leads for new delivery The region that is expected to deliver the largest number ofaffordable IRC units in 2025 is the North West, followed bythe South West, East of England and the South East, broadlymirroring the trends seen in current affordable provision. The government has set a target to build 1.5 millionhomes over the next five years. Seniors Housing has animportant role to play, particularly given the role newer,high-quality purpose built homes can play both inimproving quality of life for seniors, as well as relievingpressure on the NHS and social care system. Need for more new stock The total number of complete and operational affordableseniors homes across the UK stands at just over 500,000,though the market mainly consists of older stock withmore than two thirds of existing stock built before 1985 andrequiring modernisation.
