On behalf of the Board, I am pleased to presentthis report. 本人很榮幸在二零二五年年初加入港仔機器 人 集 團 控 股 有 限 公 司（「本 公 司」，及 其附屬公司統稱（「本集團」）的董事局（「董事局」）並 擔 任 董 事 局 主 席，現 謹 代 表 董 事 局提呈本報告。 回 顧 本 財 年 期 間，中 國 內 地 房 地 產 行 業 面臨 的 風 險 壓 力，在 相 關 政 策 調 整 優 化 的 背景下，開始逐步獲得舒緩，但整體而言，房地 產 市 場 仍 面 對 著 相 當 程 度 的 困 難。在 此行 業 經 營 環 境 下，房 地 產 開 發 商 的 項 目 推進 普 遍 都 放 緩 了 節 奏，本 集 團 完 成 現 有 部分 房 地 產 項 目 之 後，於 承 接 合 適 的 新 項 目方 面 未 能 達 致 符 合 理 想 的 進 度，導 致 相 關業務分部的收益錄得較明顯的下跌。另外，集中供熱業務經營權的終止也是收益減少的 主 要 原 因 之 一。為 了 應 對 收 益 方 面 的 壓力，本集團在年內持續加強成本費用管理，藉此盡可能沖抵收益下跌對業績表現的影響。 Looking back to this financial year, the property sector in MainlandChina faced downward pressure and risks. Although policy adjustmentsand optimizations gradually alleviated some of these pressures, theoverall real estate market remained under significant strain. In thischallenging industry environment, real estate developers have sloweddown the progress of their projects generally. After completing certainexisting property projects, the Group was unable to secure new suitableprojects at the desired pace, resulting in a notable decline in revenue forthe relevant business segment. In addition, the termination of operatingrights in the centralised heating business was another major cause ofthe decrease in revenue.
