It reports that there was a significantincrease in the consolidated profit after taxation of the Group forthe year under review, which was mainly attributable to theimprovement in performance of the property development andtrading business of the Group and in results of the Group’s jointventure. 物 業 發 展 及 銷 售 分 類 於 回 顧 年 度 產 生之 收 入 增 加。然 而，本 集 團 於 年 末 根 據適 用 之 會 計 準 則 對 位 於 中 華 人 民 共 和國（「中 國」）上 海 市 之 投 資 物 業 作 出 市場估值後錄得公平值變動所產生之未變現 虧 損109,255,000港 元（二 零 二 二 年：75,204,000港 元）。因 此，物 業 發 展 及 投資 業 務 之 分 類 溢 利 於 回 顧 年 度 僅 輕 微增 加 至99,085,000港 元（二 零 二 二 年：98,828,000港元）。 There was a rise in the revenue generated from the propertydevelopment and trading segment during the year under review.However, an unrealized loss on fair value changes of the investmentproperties of the Group in Shanghai, the People’s Republic ofChina (“China”) of HK$109,255,000 (2022: HK$75,204,000) wasrecorded upon market valuation as at year end pursuant toapplicable accounting standards. Hence, it only resulted in a slightimprovement in the segment profit of property development andinvestment business to HK$99,085,000 for the year under review(2022: HK$98,828,000). 於二零二三年度內，本集團錄得待售證券 投 資 之 收 益 淨 額2,287,000港 元（二 零二 二 年：8,161,000港 元），而 自 本 集 團長 期 股 本 投 資 收 取 之 股 息 為18,470,000港 元（二 零 二 二 年：22,054,000港 元）。利 息 收 入 增 加 至72,633,000港 元（二 零二 二 年：70,210,000港 元），而 匯 兌 虧 損淨額減少至5,907,000港元（二零二二年：28,577,000港 元），惟 行 政 費 用 及 融 資 費用有所增加。 During the year 2023, the Group recorded a net gain on tradingsecurities investment of HK$2,287,000 (2022: HK$8,161,000) andreceived dividend from a long-term equity investment of the GroupofHK$18,470,000(2022:HK$22,054,000).There were anincrementin the interest income to HK$72,633,000(2022:HK$70,210,000)and a reduction in a net exchange loss toHK$5,907,000 (2022: HK$28,577,000), but both the administrativeexpenses and finance costs increased. 因此，撇除投資物業公平值變動所產生之虧損，本集團於回顧年度錄得除稅前經營溢利223,819,000港元（二零二二年：217,288,000港元）。 As a result, excluding the loss on fair value changes of theinvestment p
