Chairman’s Statement主 席 報 告 Duringthe year ended 31 March 2025(the“Year”),Chinlink International Holdings Limited (the “Company”or “Chinlink”) and its subsidiaries (collectively referred toas the “Group”) continued to navigate against a backdropof geopolitical turbulence amidst the Chinese economywhich was still struggling to recover from the aftermathof Coronavirus Disease 2019 (“COVID-19”), a depressedproperty market, and low consumer confidence. 於截至二零二五年三月三十一日止年度(「本年度」),普匯中金國際控股有限公司(「本公司」或「普匯中金」)及其附屬公司(統稱「本集團」)繼續在動盪的地緣政治環境中經營 ,同時面臨中國經濟仍正努力從二零一九年冠狀病毒病(「新冠」)疫情後遺症中復甦 、房地產市場低迷以及消費者信心不足的挑戰 。 We have been working hard to minimise the negative impacton income from the Daminggong Construction Materialsand Furniture Shopping Centre (Dongsanhuan Branch)*(the “Commercial Complex”), which has been affectedby sluggish demand for household furniture and furnishingmaterials. We have also resumed construction of the phasetwo development of the Commercial Complex (the “PhaseTwo”), which was temporarily halted during the COVID-19period coupled with uncertain prospects in the propertymarket. Previously, some of the loft units under constructionwere presold. Since the properties are scheduled to bedelivered upon completion of the construction works bythe first quarter of next year, we will be able to collect thebalance of the purchase price and generate new incomefrom the sale of the remaining units. 我們一直積極努力將大明宮建材家居•東三環店(「商業大樓」)對收入所帶來的負面影響降至最低 ,因其受家用傢俬及裝飾材料的需求疲弱所影響 。此外 ,我們亦已恢復商業大樓第二期項目發展(「第二期」)的建設 ,其因新冠疫情 ,加上房地產市場前景不明朗而一度暫停 。此前 ,部分在建公寓單位已經預售 。由於相關物業計劃於明年第一季度完成建造工程後交付 ,屆時我們將能夠收回剩餘購房款 ,並從餘下單位的銷售中獲得新的收入 。 本集團正探討藉助漢中作為中草藥主要產地的 優 勢 地 位 , 將 位 於 中 華 人 民 共 和 國(「中國」)陝西省漢中市的普匯中金•世界港(「普匯中 金•世 界 港」)的 業 務 模 式 轉 型 為 中 藥(「中藥」)分銷樞紐的可行性 。 The Group is exploring the feasibility of transforming thebusiness model of the Chinlink • Worldport in HanzhongCity, Shaanxi Province, (the “Chinlink•Worldport”) thePeople’s Republic of China (the “PRC” or “China”) toa Traditional Chinese Medicine (“TCM”) distribution hub,leveraging Hanzhong’s status as a major producer of Chineseherbal medicines. 鑒於中國融資擔保及借貸市場持續存在高風險 ,本集團於金融服務分部並未開展任何新交易 。相反 ,我們已投入大量精力追討不良應收款項 ,並取得令人鼓舞的成果 。 Due to the prevailing high risks in China’s financing guaranteeand lending market, the Group has not committed any newtransactions in the financial services sector. Instead, we havedevoted considerable effort to recovering non-performingreceivables and achieved encouraging results. 於本年度 ,本集團於財務狀況管理方面取得一定進展 。本集團與西安一間中資銀行的最大 筆 貸 款 融 資 安 排 曾 出 現 還 款 逾 期 , 於 完成重組後已將逾期分期付款及應計利息資本化 。 新 融 資 安 排 的 貸 款
