BUSINESS REVIEWProperty Development – Hong Kong 業務回顧 物業發展—香港 「明翹滙」 The Grand Marine 此住宅項目位於新界青衣細山路18號，提供776個住宅單位，總樓面面積約400,000平方呎。項目於 二 零 二 二 年 三 月 竣 工，並 於 二 零 一 九 年 底 開始預售。項目備受市場追捧，所有標準單位經已售出，僅餘少量特色單位待售。回顧期內約4%之單 位（就 數 目 而 言）已 交 付 予 買 家，相 關 收 益 於2024/25上半年確認。 This residential development is located at No. 18 Sai Shan Road, TsingYi, the New Territories. It offers 776 units with a total gross floor area ofapproximately 400,000 square feet. The development of this project wascompleted in March 2022. Pre-sales commenced in late 2019. Marketresponse was overwhelming with all typical units being sold and onlya few special units remain available for sale. During the period underreview, around 4% (in terms of units) of the total units were handed overto buyers, with the related revenue recognised in FH 2024/25. It provides 76 residential units with commercial shops on theground and first floor covering a total gross floor area of approximately31,000 square feet. The development of this project was completed inAugust 2023. Pre-sales began in June 2023 and it was well received bythe market with all the residential units being sold.
