The significant increase in profitwas primarily resulted from 1) implementation of variousmeasures on cost control and on reduction expenditures;and 2) recognition on revenue of property developmentbusiness during the year. 業務回顧 Business Review 物業分租及投資業務 Property sub-leasing and investment business Forthe year ended 31 March 2023,this businesssegmentrecorded revenue of approximately HK$51.8millioncompared to approximately HK$80.2 million forthe last financial year, representing a decrease of about35.4%, this business segment recorded loss for the yearended 31 March 2023 of approximately HK$10.3 millionas compared to profit of approximately HK$15.4 millionforthe last financial year.The increase in loss wasmainly resulted from the increase in fair value loss oninvestment properties. 截 至 二 零 二 三 年 三 月 三 十 一 日 止 年 度, 本業 務 分 類 錄 得 收 益 約51,800,000港 元, 較上 一 個 財 政 年 度 約80,200,000港 元 減 少 約35.4%,於截至二零二三年三月三十一日止年度,該業務分類錄得虧損約10,300,000港元,而上一財政年度錄得溢利約15,400,000港元。虧損增加主要由於投資物業公平價值所產生虧損增加所致。 T h eB o a r d c o n s i d e r s t h a t t h e f a i r v a l u e l o s s o ninvestmentproperties are non-cash items and has noeffect on the cash flow of the Group’s operations. 董事會認為,投資物業的公平價值虧損為非現金項目,對本集團經營的現金流量並無影響。 管 理 層 討 論 及 分 析MANAGEMENT DISCUSSION AND ANALYSIS 業務回顧及前景(續) BUSINESS REVIEW AND OUTLOOK(Continued) 業務回顧(續) Business Review(Continued) 物業發展業務 Property development business 截 至 二 零 二 三 年 三 月 三 十 一 日 止 年 度,中 國 物 業 發 展 業 務 為 本 集 團 貢 獻 收 益 約598,900,000港 元 較 上 一 個 財 政 年 度 約176,700,000港 元, 而 分 類 錄 得 溢 利 約143,600,000港 元(二 零 二 二 年: 溢 利 約20,500,000港元)。分類收益增加乃由於年內交付予業主的已入賬總樓面面積(「總樓面面積」增加,其由於本集團位處中國東莞市謝崗鎮曹樂村的東莞土地的已竣工物業項目發展唐商翰林居,指定作城市住宅用途及商業服務用途(R2二類居住用地)。該物業的建築已於二零二一年十二月竣工,於二零二三年三月三十一日,約56,010平方米的已入賬總樓面面積已交付並確認為收益。已竣工物業持作出售,且管理層預期,部分餘下總樓面面積將於下一個財政年度確認。本集團將繼續積極檢討其業務擴張步伐。於本年度,本集團已收購致榮控股有限公司(一間間接持有項目公司普寧華創文實業開發有限公司70%股權的公司)的全部已發行股本,預期該公司將維持該業務及實現本集團的可持續增長。管理層或會於適當時候調整其項目發展計劃及時間表,以應對不斷變化的市況。 Duringthe year ended 31 March 2023,the propertydevelopmentbusiness in the PRC contributed revenueo fa p p r o x i m a t e l y H K $ 5 9 8 . 9 m i l l i o n c o m p a r e t oapproximately HK$176.7 million for the last financial year,and segment recorded profit of approximately HK$143.6million(2022:profit of approximately HK$20.5 million)tothe Group.The increase in segment revenue wasattributable to the increase of booked gross floor area(“GFA”)delivered to the property owners during theyear, which was contributed from the Group’s completedpropertydevelopment projects,namely,TangshangHanlin Mansion*(唐商翰林居)in Dongguan land situatesat Caole Village, Xiegang Town, Dongguan City, the PRCdesignated for urban residential use and business serviceuse (R2 Class II residential land(R2二類居住用地)). Theconstruction of the property was completed in December2021, As at 31 March 2023, there were approximately56,010sq.m.booked GFA delivered and recognisedinto the revenue.
