CHAIRMAN’SSTATEMENT主席報告 本人欣然向股東提呈本公司截至二零二三年十二月三十一日止年度之年度報告。 I am pleased to submit to the shareholders the annual report of thecompany for the year ended 31 December 2023. 業績回顧與展望 BUSINESS REVIEW AND OUTLOOK 二零二三年業務回顧 Business Review of 2023 報 告 期 內，全 球 宏 觀 經 濟 形 勢 瞬 息 萬 變。面對市場環境的發展變化，本集團積極採取措施 應 對，調 整 各 業 務 板 塊 運 營 策 略，持 續 發展網絡文學業務；對產業園區業務強化成本費用管控，採取各種措施提升其服務品質。同 時 本 集 團 加 強 對 科 技、互 聯 網、新 能 源 等領 域 的 公 司、產 品、市 場 進 行 考 察 和 調 研，加強項目立項控制和項目風險把控，以求在合適的條件和時機下開展相關投資及業務。 During the reporting period, the global macroeconomic situation wasfast changing. In the face of the development and changes in themarket environment, the Group took active measures to address thechanges by adjusting the operation strategies of each businesssegment, continuing to develop the online literature business;strengthening cost and expense control and taking various measuresto enhance the quality of services for the industrial park business.Meanwhile, the Group strengthened its investigation and research oncompanies, products and markets in the fields of science andtechnology, internet and new energy, etc., and strengthened thecontrol of project approval and project risk control for performing therelevant investment and business at the appropriate timing. 產業園區業務 Industrial Park Business The Group’s revenue mainly comes from the rental income andproperty management service income of the national music industrybase—A8 Music Building. Located in the core area of the GreaterBay Area of Shenzhen, A8 Music Building enjoys a superiorgeographical location with a total floor area of 52,500 square meters,integrating office and commercial service functions. 本集團的收入主要來源於國家音樂產業基地—A8音樂大廈的租金及物業管理服務收入。A8音樂大廈位於深圳大灣區核心區域，所處地理位置優越，總建築面積為5.25萬平方米，集辦公及商業服務功能為一體。 報 告 期 內，面 對 外 部 經 濟 環 境 的 影 響，租 賃產業整體受到嚴重衝擊。大多數企業對租賃成本保持相對謹慎的態度，於年內普遍收緊其企業租賃預算，市場上商用辦公面積供應的增加也進一步推高了空置率水平。本集團採取了一系列措施以吸引和挽留租戶，如提供 租 金 分 期 付 款 方 案、調 整 招 商 措 施、推
